Get in the zone by clearly defining each room of your home. The arrangement of furniture has a huge effect on the traffic flow and the appearance of space in a house.

It is of upmost importance to not only create a spacious feeling in the house, but also to clearly define each area.

If you are selling your home as a three-bedroom house, it’s not a good idea to have one of the bedrooms filled with junk. Likewise, dining rooms are often found to double as home offices or play rooms. Remember, you are selling a ‘lifestyle’, so make sure rooms are clearly defined and it is clear to your buyers which areas are for sleeping, dining, entertaining or study.

People often move because they want more room, so when preparing your home for sale, think spacious!

I recommend a minimalist approach with furniture. Be ruthless and go through your home, room by room, removing excess and oversized pieces. Create extra space in a dining room by removing extra leaves from the dining table and removing a few chairs – four or six chairs are enough. Heavily framed and dark artwork on walls can also make the room appear smaller. Try replacing with lighter, contemporary framed pieces to match your decor, and brighten the space.

Remember, you are selling a 'lifestyle' so make sure rooms are clearly defined and it is clear to your buyers which areas are for sleeping, dining, entertaining or study
