Peregian Beach, for a long time at the centre of a tug-o-war between Noosa and Maroochy Shires, was a TM Burke development that sat largely ignored through the 1960s. Its long stretch of superb beach was still considered isolated in the 1970s and there were only a few homes and holiday houses scattered among the bush along the beachfront. The reserve to its west was home to fields of wildflowers. It was too far south of Noosa to attract many tourists and much smaller than Coolum, its southern neighbour.  For a time, it had a local swimming pool beside a small shop in the square, which is now occupied by a shopping centre forming a village centre. Once it was discovered in the 1980s, it never looked back and as well as plenty of designer beachhouses and medium density development, it has a supermarket, hotel, bowls club and surf club. As it is only a narrow coastal strip, residential development has been geographically limited, which resulted in Peregian Springs springing up to its west. The extensive subdivision of residential land got underway as recently as 2004.  Peregian Springs, off the Sunshine Motorway, brought with it a golf club, shopping centre and schools.

Summing up: Peregian Beach is a busy coastal strip with limited residential opportunities and prices reflecting these limits. Further west, Peregian Springs is a new residential master-planned community with quality homes and all the facilities that come with a project that started in the new millennium.
